DSCR loans: let the property qualify itself.

For real estate investors, proving income the traditional way can be the hardest part of getting a loan. A DSCR loan takes a different approach: it asks whether the property pays for itself.

What is a DSCR loan?

A DSCR (debt service coverage ratio) loan is a mortgage for investment properties that qualifies mainly on the property's rental income rather than your personal income. Instead of digging through tax returns, W-2s, and pay stubs, the lender compares what the property earns in rent with what it costs to own each month.

DSCR loans are a type of Non-QM loan and are for investment properties only, not a home you will live in.

How DSCR is calculated

The formula

Monthly rent ÷ monthly PITIA = DSCR

PITIA is the full monthly housing expense: principal, interest, property taxes, insurance, and association (HOA) dues. Rent typically comes from an existing lease or from the appraiser's estimate of market rent.

Hypothetical example

A two-family rental brings in $3,000 a month in total rent. The new loan's principal and interest is $1,900, property taxes are $450 a month, and insurance is $150 a month, for a total PITIA of $2,500.

$3,000 ÷ $2,500 = 1.20 DSCR. The property earns 20% more in rent than it costs to carry.

A DSCR of 1.00 means rent exactly covers the payment. Above 1.00, the property has a cushion. Below 1.00, the rent falls short and the owner covers the gap.

You can test your own deal with our DSCR calculator, which also shows the rent needed to hit common ratio targets.

What ratio do lenders look for?

Many DSCR lenders look for a ratio between 1.00 and 1.25. As a general guide:

  • 1.25 and above usually puts a property in its strongest position, often with better pricing and higher leverage.
  • 1.00 to 1.24 qualifies with many lenders, though pricing and leverage may be somewhat less favorable toward the lower end.
  • Below 1.00 limits your options. Some programs allow it, usually with higher pricing, lower leverage, stronger credit, and more reserves.

The ratio is not the only thing that matters. Lenders still review your credit, the size of your down payment or equity, cash reserves, and the property itself.

Who DSCR loans tend to work for

  • Self-employed investors whose tax returns, after legitimate write-offs, do not reflect what they really earn.
  • Growing portfolios where personal debt-to-income limits start to cap how many properties you can finance conventionally.
  • Investors using an LLC, since many DSCR programs allow you to close in a business entity.
  • Short-term rental owners, where the program accepts short-term rental income.

The trade-offs

DSCR loans are a useful tool, but they are not always the cheapest one. Compared with a conventional investment property loan, you may see:

  • Higher interest rates or pricing adjustments, especially at lower ratios.
  • Larger down payment or equity requirements.
  • Prepayment penalties on some programs, which can matter if you plan to sell or refinance soon.
  • Reserve requirements measured in months of PITIA.

If you have strong, well-documented personal income and only a few properties, a conventional loan may cost less. It is worth comparing both.

How to strengthen your DSCR

  1. Support the rent. A signed lease at market rent, or a clean rental history, gives the appraiser and lender confidence in the income.
  2. Put more down. A smaller loan means a smaller payment and a higher ratio.
  3. Shop insurance. Insurance is part of PITIA, so a better premium directly improves the ratio.
  4. Consider the loan structure. Some programs offer interest-only periods or longer terms that lower the qualifying payment. Make sure you understand how the payment changes later.
  5. Run the numbers before you offer. Knowing the rent you need to hit a target ratio helps you negotiate the right price.
